Genuinely a disgusting company that takes advantage of college students, do not move your child here and if you are a young adult that is on their own do not put your credit in the hands of this greedy company, after you move out they will try to charge you 1000 dollars for a single square foot of carpet that was already stained when you moved in. Maintenance is slow, management is a joke. Parking is humorous. Slimy greedy people that i wouldn’t recommend to my worst enemy.

My son lived at Lark on 42nd for the 2025–2026 lease year. At move-out we were billed $1,200, including $606.88 for full carpet replacement based on a handful of small, localized stains shown in the move-out photos. When I asked for documentation — an invoice, a professional cleaning assessment showing the stains couldn't be treated, and the carpet's age — the property couldn't produce an actual receipt (just a verbal cost breakdown), never addressed the carpet's age despite being asked twice, and never showed that cleaning was considered before deciding on full replacement.
